We are now able to provide you with your current Secured Roll property values, as well as the current Assessor Parcel Map for your area.  The Secured Roll value is the assessed value used for tax purposes in the current fiscal year.

The "assessed value" is not necessarily the same as "market value".  California’s Prop 13 laws normally allow the Assessor to set your property to "market value" only when there is a change in ownership.  After that, the rate of increase is limited to a maximum of 2% annually.  If you have owned your home for awhile, the assessed value is most likely much less than the current market value.

Property Information
This Property Search tool will allow you to find your property by Assessor’s Parcel Number (APN) or by street address. You can find your APN on your Property Tax Bill, or you can call our office for assistance.  Some parcels, such as vacant land, do not have street addresses, so you will need to use the APN for your search.

The Parcel Detail screen will show your APN, Property Status, Situs Address, and abbreviated Legal description. The Values section will include Land Value, Improvement Value, any Exemption amount and the Total Assessed Value.  The base property tax rate is 1% plus local adjustments. The Nevada County Tax Collector can give you more detail on your tax issues.

Assessor Parcel Maps
The Assessor gathers information from Recorded documents, official records and other sources.  We then review these records for any factual or technical errors and perform other analyses.  Once we have verified the accuracy and corrected any errors, we use this information to create the Parcel Maps.

Parcel Maps are grouped by Book-Page-Parcel.  These correspond to the first three parts of your APN.  For example, the map containing APN 08-120-99 would be referred to as Book 08, Page 120.  On that Page, Parcel 99 would be yours.

Our staff has prepared a handy Sample Assessor Parcel Map which will help you understand the various symbols and terms used on the parcel maps.
